Dh1.541bn project will provide 703 villas for Emiratis Abu Dhabi, 28th October 2013: The Abu Dhabi General Services Company (Musanada) has recently completed all construction works which it has undertaken on the Watani Residential Development project. The Watani project has been completed in two phases, and will provide over 700 villas. Musanada will deliver the project to the Abu Dhabi Municipality in preparation for the distribution of villas to UAE nationals. Sorouh Real Estate PJSC initially began work on Phase I of the Watani project in April 2010, with work on the second phase commencing in December of the same year. The project was completed in collaboration with the Abu Dhabi Urban Planning Council, before the overseeing of the implementation of the project was ultimately handed to Musanada. The project was then pursued successfully and completed by Musanada on schedule. The project, which has been implemented for the Abu Dhabi Crown Prince's Court, occupies a total area of approximately 71.7 hectares, in the totality of its two phases. It is located in Khalifa City A neighbouring the Abu Dhabi city. The total cost of the project, including the infrastructure, is Dh1.541 billion. Shedding more light on the project, Ali Al Haj Al Mehairbi Executive Director - Buildings and Project Management Services at Musanada, stated: “The area of Phase I of the Watani project is 43 hectares. It includes 303 villas and was built at a total cost of Dh761 million, including infrastructure. The building cost of each villa amounted to Dh2.27 million, and the average construction area of the housing unit was 405 square meters. Throughout the design of the villas, the heritage and tradition of the area was considered of paramount importance.” He continued: “Each villa consists of two floors, and includes 4 or 5 bedrooms, in addition to a Majlis and other services, such as kitchens, bathrooms, garages, maids' rooms, and other basic necessities for the average Emirati family.” “The total area of Phase II of the Watani project amounted to 28.7 hectares and included 400 villas. The total cost of this phase is Dh780 million, including infrastructure. The building cost of each villa was Dh1.95 million. Each housing unit was built on an average area of 360 square meters and was also dominated by a design that was respectful of tradition and heritage,” Eng. Ali Al Haj explained. He pointed out that each villa also consists of two floors, and includes 4 bedrooms and a Majlis, as well as basic services, such as kitchens, bathrooms and maids' rooms. Eng. Ali Al Haj added: “The Watani project comes within the framework of the utmost attention and continued support of our wise leadership, which is keen to provide the UAE nationals with adequate housing, furnished with all basic necessities for them to enjoy comfort and tranquillity.” He concluded: “By virtue of its location in Khalifa City A, the Watani Residential Development project in its both phases will enable its residents to benefit from the basic facilities and services available in the area, such as schools, clinics, shops, mosques, and other public facilities required by the people.”
