When it comes to project scheduling, fast tracking is a time-saving technique, but only if your suppliers are as committed as you are.Moataz Al Khayyat, CEO of UrbaCon Contracting & Trading (UCC), fully understands this challenge, and has devised a system whereby procurement and project directors work hand-in-hand in order to ensure delivery on-time, every time. UCC has committed to a three-day supply policy on all of its fast-track projects, which is being fuelled by clear communication channels and the direct involvement of senior management. Moataz Al Khayyat explains: “We have developed a mechanism on urgent projects that allows us to go directly to a supplier that we know can have the materials on-site within 48 hours. We would normally conduct a three-price comparison, but on our VIP projects, which are all fast-tracks, a delay in the delivery of materials cannot be sanctioned under any circumstances.” Khaled Moustafa Elzein, procurement director at UCC, agrees with his CEO, Moataz Al Khayyat, commenting: "Our policy for fast-track projects is to secure orders within three days – under instruction from the top management - and for other projects that are of lower priority we deliver in seven days. We work as a team; there is no director and manager. I share all the problems with my colleagues, and I have built up a strong relationship with all of the directors. Whenever there is a problem, we set aside our emails, sit down and go through it to arrive at a solution.” Fast-track is a flexible way of ensuring that projects are successfully completed in a fraction of the time in order to maximise the benefits. That why fast-track construction has become increasingly popular, although it’s reliant on stringent procedures and excellent management skills. “At UCC the top management are on-site and in complete control of the work process,” says Elzein. “I have worked for a number of companies, but I have never before seen the owners show up three weeks or four weeks before the handover to make sure that everything is in place and is delivered.” No-one rests on their laurels at UCC either, with the company updating its procurement processes on an annual basis. This allows for a review of any delays, dictating that any potential problems can be sorted out quickly and effortlessly, and in doing so the company ensures that suppliers are satisfied by releasing payments as soon as possible. “UCC is successful because of its commitment to both clients and suppliers: anything that needs to be delivered is delivered on-time. And that differentiates us from many of our competitors in the marketplace,” concludes Moataz Al Khayyat.
